Just because we have a common uniform instrument in GSE's documents doesn't mean all loans use those nor does it mean all transaction types warrant those.  

He then became the largest BK in the history of this state.Many of the folks syndicating today only started after the GFC.. someone Like Brian would be a guy who worked on both sides of that disastrous economic climate and as he stated to save his rep and client base he had to feed the deals.. those that did not feed them lost them. those that did suffer that pain came out the other end much stronger. 

(I know, but it happens)Analyze their credit report and if you feel comfortable, do a background check and make sure their criminal history checks out.Another key factor is employment history.

I understand in most cases, to make an offer, I'll have to present an official offer document along with proof of financing, etc...

Find a Midwest city that with its documented average rent appreciation, average property appreciation, average cash flow that produces better than an average San Diego purchase at 70% LTV for any of the durations listed.It will not happen. 

We have investors lined up, but we don't have a legal document to use.

Hi everyone - Little history on my situation:I have been obsessively learning about real estate investing over the last year and getting my fiance into it as well. 

The girlfriend has enough income herself to qualify by herself and has no criminal history.

But, folks are not staying with the same job or employer as long now, so the thing to look at is overall job history, how long they have held jobs, and what proof of current income they can provide.
