that works well in other countries its auto debited from their checking accounts.. of course we know many low end tenants don't have checking accounts and never will .. but for those that do have you considered it..  

The auto loan if it is reasonable interest <5% then you may do better investing that money rather than paying it off.

Place the $500 loan in your new account, and set the account up for auto pay.

The book Landlording on Auto Pilot or something close to that has both the trick of rebating for early payment and the trick about being the "Property Manager".We do not use the early payment rebate because we do not have an issue. 

Many sites auto-generate listing HTML that you can copy/paste over, and that works fine, just adds another step to the process.Cheers
