You can sort of justify it because there are some comps similar but all those comps are hedge funds or other turnkeys so you have created an artificial price point that teh hedge funds are now finding is unsustainable, particularly in Memphis.My buyer can exit it almost immediately if they had a problem because there is plenty of equity in it.

We have to have full insurance on them because they're financed, the taxes are higher, we pay for lawn care for one of them, we pay for all repairs, and if tenants don't pay the water/sewer bill, we have to.

-Keeping any common areas and the exterior of the building clean as well as cutting the lawn if there is one, here in WI of course, someone has to shovel the sidewalks and stuff whenever we get snow too.

I met a guy at one of my newly purchased places and while I had met his boss at the City Hall (not Chicago, but a Burb), this guy actually went from vacant house to vacant house to remove sticks from the lawn and make it look decent.
