Out of the $100,000, $40,750 went to taxes, am I seeing that right?

Total cost per month: 2730When I look at rental prices in the area, I would barely come out positive if not in the red.Question:  What should I do differently when looking for houses or am I analyzing the properties incorrectly?

I believe the other 3 units can rent for up to 2,400 each.Is this deal attainable with my current situation or am I in over my head.

Also seems odd they they want to do some painting when they are now month to month after they been there for a year.One more question for you guys:How am I sure they pay for the last month's rent they are their and do not use the damage deposit for the last month's rent?
