I will check out those videos on youtube, but I guess how do you open the conversation on the phone?

I see new agents struggle when they have a client, but can't answer the phone or do showings because of other work obligations. 

However, I don't feel that just answering questions over the phone is quite enough.

That is when I got a phone call to which lasted much longer than it needed to and clarified nothing to me. 

Or perhaps using video the tenant records on the inspectors phone?

Always include, even if you're planning to self-manage at first.What about water/sewer, lawn care, and professional/admin expenses?

I'm still working the phones and speaking to lenders, etc. 

IF SHE IS NOT LIVING THERE, I would change the locks and leave a note on the door with your phone number.

Ideally would like get an app on my phone, pay once and be done with it....I dont want to pay monthly fee ...It would be good if I could have an access to the transactions not just on my phone but also on my laptop..Is there anything like that?

My phone blew up both times.
