I'd focus more on the market. if you are looking for new builds that cash flow I'd look at markets with low cost of construction in the midwest that also have good market drivers.

The rent to price ratio's look really good for Texas (as well as compared to national levels) and my models cashflow at 20% down if the rate is at 5% or lower, really at the current rates its more breakeven but there Refi potential over the coming years and there is appreciation upside in my opinion with the new Tom Thumb, HEB, and Target breaking ground this year making Forney a more classic style suburb.

So, for example, they reduced my taxes by $126 this year but I paid more than that because the 25% plus $100 freeze fee added up to $138 (but at least the assessment is frozen for the next two years).

Hard Money lenders on the other hand (Such as Kiavi, Lima One, Easy Street, Etc...) will be able to finance at a higher leverage and may have some aggressive exposure limits (Higher LTARVs, LTC, and lower borrower requirements).
