Sounds like I'm a little late to the party.. but I'd also mention that one tiny speck of mold / bacteria / something per plate, is actually a stellar result.That means, only one spore probably landed on each spot.If you had a mold problem, I'd expect to see the entire top of that thing cover over, pretty much all at once.

I redid the entire house (drywall, HVAC, roof, landscaping, kitchen, bathrooms, and surfaces).

In short, I'd say first make sure your in love with wherever you decide to move to first by visiting if possible and then take the look at the market of the location. 

It would be nice to know what my options are, in full, so I can make the most informed decision possible. 

I’m looking at PA, DE, CT, or MD, for multifamily homes (if possible).

May I warn all the gurus one last time - do not do sub to on VA loans.Would you or your company accelerate a note that was taken Sub2 where there was not substantial equity and the bank would possibly take a  hit? 

For example, try USDA (if possible) or FHA loan first and start by buying a primary residence, then do X, then Y.Also, are there methods to minimize upfront costs? 

Leverage your time better and possibly opportunities in the off market world.

But, is it possible for it to be too strong?

Getting put in a B area, that cash flows is more than possible.
