What are the other properties in the area worth and was are common features in them?

Most "articles" these days are not articles or even real opinions, they are clickbait for memberships or something else.

Hello,I am working on getting started with wholesaling and do not mind working with another serious wholesaler of interest.I connected with an agent on Biggerpockets who claimed to be investor-friendly and knew the wholesale strategies but I think I scared them away when I requested a written agreement to get started.I do not understand why people in the wholesale industry like to talk about working together instead of working with a written agreement. 

@Jorge Esteban VargasI would sell as Don’t take this personally but you are not experienced to continue to deal with this.You never pay the contractor 100% upfront and you did this twice.

Those connections are true but worth it in many ways.  

Most of my properties are older (15-30 yrs) and maintenance is becoming a creeping problem. 

Less skin in the game & delegating responsibilities such as guarantee, GP equity with less scrutinyAs an LP who can only write smaller checks, why go with the GP who falls under the larger syndication category?
