Obviously they are not responsible for any of the weather related damage; however, they had the power shut off and left spilt food all in the fridge/freezer, did not clean any bathrooms or kitchen, broke the built-in stereo system, left nails in every wall, paid nothing for the 14+ days after damage (we agreed to 50% of regular rent), the list goes on.

In the event of a real correction, markets like Toronto (or Vancouver) will undoubtedly see a spike in mortgage delinquencies and defaults, but even a doubling or tripling of current levels would be <3% in a local market ... and I've yet to see any analysis forecasting such a jump....

I personally don't like negative cash flow properties when occupied unless if you see massive appreciation within the next few years and if you have sufficent reserves to weather a storm if it comes.

@Paul ChoiYou are correct about still below pre-recession highs of $315k in Jun'06, and currently at 304k, and will pass towards 3rd Quarter (based upon my forecast).
