Hello, I saw a house in the San Diego area yesterday, it looked like it just needed paint, carpet and updated fixtures from the pictures. 1980 built, but it looked like there is some water damage from a window and I don't know how much I should estimate for a repair.

However if it is already 5 years old, it only has 5 years of life remaining and you  need to put aside $120 a year.Do this calculation for roof, furnace, windows etc. and any thing else you can think of. 

In my area, if you're messing with anything structural, roofing, windows, exterior doors, fencing, electrical, plumbing, etc. you need a permit. 

Make up a flyer and have people put them in the driver's door window in big parking lots.
