I'm working on correcting those decisions; however, I wanted to know if it's best to focus on clearing all that up first before I try to start investing?

Can I start my own real estate investment company (corporation) focusing fix & flip and commercial property buy and hold?

Well it's TIME to invests my TIME and my focus into something that will be worth my TIME.   

Focus on cosmetic improvements that get most bang for the buck.

I don't focus a lot on appreciation and consider it as a bonus.Goal is to invest in a B-C neighborhood and a B-C class property.

The main focus is rooms where work was done, but other rooms are also tested during this process.  

@Dalton Dyer given your variables (specifically the low to no capital),  I would suggest you stay focused on Atchison / Leavenworth markets. 

My feeling was that any and all of them would be better than working with a larger firm where SOLO401s are not a main focus. 

I would say I am somewhat educated on some of the differences/ requirements when going 5+ units and also can strongly agree on the significant CA property appreciation.I'm curious as to what lead you to really focusing on the Poway, Escondido, & Rancho Bernardo markets?

Learning something new takes time, I don’t have capital or good credit, so I have been putting my focus on wholesaling.
