Money, how much--hundreds, thousands, tens of thousands, millions--is it in trust, is the trustee on board with this type of investment or must you sell him or her on every move, etc...Or do you bring some unique experience to the table, property manager at large complex for four years...possibly in a unique niche such as subsidized housing with all of its tons of paperwork and regulations. 

I've been on the hunt for a partner/investor who can put in the cash/collateral in + guarantee the loan and offer a profit share up to a certain amount and buy them out after 3-5 years after they recoup original investment.It is a unique deal also in that theres qty 2 rentals 2 bed/1 bath and then an urban glamping feature in the back with an accessory dwelling, igloo, airstream that sleeps 8-10.

@Gerald Nurczyk Jr- you are  correct that your recent BK will preclude you  from getting financing  ..there may be some unique  programs  out there  but these will be  very pricey and limited to find ....the normal waiting period for a BK is 2 or 4 yrs  depending on the type of BK ....you can  certianly  transfer your savings to her  and let it  season for several months so that she can use it  but  you cant  use  your income on her application  ( unless you are on the application)
