You might consider creating a manual for how to use the various features of the house. 

Site and features make it a 10M parcel with gradual development in 10 years (could flip for 3-5M immediately with the right marketing)B) Standard downpayment (240k) 1.2 mil - house - rental income would be about 3500 initially, with ridiculous business potential (currently unrealized/undeveloped)This isn't a planned sale, and being self-employed I've maxed write-offs and minimized income so my income probably won't cover the mortgages needed in the bank's eyes.

Tenant Cloud is cheap and has some good features….but accounting is not one of them.I jumped into tenant cloud with both feet, partially because I read a lot of positive things right here on bigger pockets. 

Also remember, barring a unique situation with your property, someone will always rent it if the price is low enough, so do your homework on what the expected rent will be and get it at a price that allows you to pay your mortgage and other cost even if you end up having to rent it for a little less than the market rate.

To briefly explain each:Operating Agreement: This identifies the company, states its ownership (equity ownership %'s and initial investments), defines member duties and lays out other structural features of the business.

My property is doing well but it is one of the more unique stays in the high desert.

If you go on airbnb and search Orlando or Kissimmee you will find some pretty unique places.
