I have done 3 deals with Partner driven in 4 months

After trying for three months with Facebook Ads, Flyers in the Hispanic areas of town, and posting on every Facebook group possible we ran the numbers as an Airbnb and discovered that it would work really well.

Hopefully I could a good investment property within a month or two. 

Happened to move out a few months later as I bought my first duplex. 

If a tenant can't afford $15 per month what else can they afford?...

There are great agencies out there that let you keep 100% commission and you may have a nominal monthly fee based on your commission.

@Bernadeau C. has a monthly Meetup that he does as well as another commercial multifamily Mastermind.

Sponsor uploads financials around the 15th of the month  and a few paragraphs on what is going on with the project. 

The monthly expense would be a little bit more than what we charge for one night. 

I let people know upfront what is the required minimum monthly income, what is the total required move-in money (I pro-rate the second month), length of time on job,  no accounts n collections   etc.
