A price reduction would defer their tax liability where paying buyer closing costs would most likely classify as "Non Exchange Expense" and therefore potentially trigger some liability.

I would focus on getting your personal finances in order and build a strong foundation, while you learn more about real estate, before you pull the trigger on a property.

I believe the transfer could trigger a due on sale clause, and even if it doesn’t, it’s much harder to get favorable loans under an LLC than under your personal name.
