It’s been listed over a year and they have dropped the price a few times so I wonder if someone could make an aggressive offer or  buy the lot of them for a big discount.

How about when I go to sell front-end partials on these deals to get my money back out-how would you value/discount the notes on park homes vs land-home vs lower income stick-built homes? 

Mostly the local hardware that gives us 10% discount and a monthly statement.

The longer you hold the more benefit you get (up to 10 years). 1) Defer your original capital gain tax obligations until 2026 or untill you sell your OZ investment. 2) Discount of 10% or 15% on the taxable amount of your original gains.

This strategy would entail an appraisal of each building (FMV split 3 ways evenly) rather than a valuation of the partnership as a whole in order to avoid any minority discount hit for Partner A. 

Now, I should mention, I never personally buy a home owners warranty, and they are a tremendous pain to work with.
