The question becomes which will attract more; competitors "Three Months Free" normal $120 or our "$55 6 month rate" normal $110. 

These are three entirely different scenarios, that will naturally lead to three entirely different potential deals.

You can set up stuff to help you manage remotely while you are there such as wireless door locks, ring camera, wifi thermostats, etc..  

Regardless of how you find them, try to interview at least three managers1.
