San Jose has a strong broad based economy, high demand for housing, high incomes, well educated work force, you have medical centers, universities, high tech, manufacturing, etc.

Well, it's currently a medical office bldg but I'm looking at building agency-conforming multifamily residential there. 

Roommate #1 is a 30-year old female medical student who is moving from NJ to MN for a year.

The catch is that this person has been paying medical bills for her mother's cancer treatments since 2007 and is finally thinking of declaring bankruptcy in order to come to a settlement on how to arrange those medical bill payments.

You might be able to target the medical student crowd/traveling nurses depending on your location. 

Also look at diversity, Rome has Medical, Education and manufacturing.

It could be medical bills that are hurting her score or perhaps she had a financial crisis years ago that she has recovered from.

We actually built the medical clinic right by that on Churn Creek Rd., and also a small 4 building office complex just across from the high school several years ago.
