NJ is tenant friendly, so she timed it well where the eviction process would've taken until the lease ending anyway.Her lease was up 3/31 - I was able to get her keys and change locks at 12:30am 4/1.After gaining access to the property, it seems like she has 90% of her belongings still there. 

I am finding a lot of sellers don't even have proper financial docs prepped for the sale and that causes even more hiccups in the process. 

But wasn't the approval process the main cause of 08, that unqualified people were qualifying?.

Amenities like a quick commute with good parking at a safe location matter more than hot tubs, and managing tenants is a lot more like an LTR (FF does not "do the work" like AirBnB).MTRs are a great way to serve a population that serves the community, but if you want to make a good return, it's important to remember the end-using tenant at all stages of the buying, rehabbing, and designing process.

However, recently a good friend of mine from church (who happens to have an extensive experience in RE) offered me to partner up to help me start and without me having to put any money, just asked me to contribute to him by finding a low cost deal, help with the process and he promised me to split profits equally if either selling or holding.

For the rehab portion, I have not yet done a rehab on a property but I have been in the construction industry for over 25 years and do understand processes, contracts, and timelines.
