Oh, I have bought many properties in this situation.Here are my pointers/lessons learned:1) Make sure you understand the deposits and they are included in closing2) Make sure you understand your state laws on giving the tenant notices to move out3) Try your best to communicate with the tenant some will freak out when a new landlord is added.4) Get a copy ownership to the new tenant and make sure to get keys5) Inform new tenant by your state laws you need to do repairs and get pictures before damage is done that they claim was pre-existing....bs.6) Be nice but be strict when it comes to paying on time, they will test you.7) Hope for the best, and prepare for the worse. 

Technically the code says 70 square feet for one person minimum of dimension in any direction 7 feet.

- The rental activity will show up on the 8825- If the 1065 is strictly a rental activity partnership then there should be nothing showing up on the first page of the 1065.

In the contrary, they have to look out for themselves and will not disclose any major issues with you, strictly because they want to just get rid of the problem. 

Unfortunately, most see it as strictly a business with no feelings involved.  

We found homewyse to be pretty accurate as it adjusts costs based on zip code & it was accurate enough to get us in the ballpark for almost every job.Looking for "lipstick" homes at first is a pretty good idea.
