If a roofer falls off the roof you do not what him/her coming after your home or even visitation rights to your sea snail.I would also recommend writing a solid business plan as one poor decision in the beginning can really mess things up.I look forward to meeting you both at the inevitable PNW Meet-up.

As a result, I know there is unmet need especially since my 700 square foot loft which will sleep 4 comfortably and is decked out to the 9's with a roof deck will be AT LEAST $50 to $75 less per night than a Hotel w/ no Kitchen, etc.

.- If I get a loan ( which will be tricky since there is no mortgage, or at least a loan where I can deduct interest), the cost of $ is kinda steep on a $135K note- Duplex is fully depreciated so recapture tax will be steep when I eventually sell it.( I would inherit the same tax position of my generous family member ) Also means I wouldn't be able to take any depreciation.- Duplex will need $35K (approx & is a cash layout) for rehab.When I run the numbers over 10 years it seems i would be barely ahead to keep the duplex vs. investing my cash outlay over 10 years at 9% in an index fund.

On a DYI house, you will also incur carrying costs during the rehab and leaseup stage, for insurance (steep on vacant property), taxes, and utilities, and bear the added risk of theft on a vacant house.

I purchased a sfr 3810 sq feet, for 135K, my Realtor said the ARV would be 250K I renovated the upstairs the roof and the outside of the house cost was 25k, put the house on the market for 230k no offer very little traffic!

That said, its major flaw is a steep driveway coming off a main street road without on street parking.
