If your goal is financial independence or freeing up your time for other pursuits, you don't want to be plunging a toilet at 9pm on a Sunday.The more involved you are with your renters, the more likely things will go south on you.Just some things to consider.

Great question @Dylan Short - It's great to reinvest your way to prosperity and financial independence.

Make sure you look at population growth statistics, to what degree the local government is investing in the infrastructure (businesses, community centers, parks, roads, etc), and if the government is more landlord or renter friendly!

Mentally I'm there I did a great thing for my family in getting us moving toward financial independence.

I would suggest contacting several Independent Agents who represent multiple companies and have them run comparisons.I would give them an Idea of what limits you are looking for (building, Liability, deductibles, umbrella, etc.) to make it easier to compare.Things that they will most likely ask:- what is the construction- year built- year when updated: Electric, Plumbing, Roof, Heat- If any dogs, what breed- any losses in past 5 yrs- any pool or playground- Lead free certified- any in ground tanksGood luck on the purchase and feel free to PM me if you have any questions on the above info.

If the agent is independent it may issue policies on behalf of one or more underwriters though generally the premium will be the same, the difference is that the requirements to issue the policy may be more or less stringent depending on the underwriter.In addition, a title policy does not guarantee you have a "clean title", it is a contract of indemnification where the underwriter agrees to reimburse the Insured for a loss caused by title being other then as insured, subject to the insuring provisions, exclusions and exceptions from coverage and the conditions and stipulations of the policy. 

I think if you look at the statistics, you'll see trends that point to the stimulus checks being used for rent and food and essential living expenses. 

Really easy for the customer and the best part is you will get a good idea on the ARV from an independent appraiser.
