@David LutzJust adding more food for thought from a non-tax perspective... a lot of states have rules about who or what can be a property manager in that state, often requiring a real estate broker license or similar to be a property manager (not sure what states you are invested in).

Reno seems like a good place to WFH since we have many recreational activities (ski/snowboard/hikes), all the typical shopping/stores (whole foods, trader joes, coscto, 3 big malls) and of course nightlife at the casinos.
