It's the ability to find deals, negotiate them, and connect them to those with $$ that's an impressive skill set.

IMO the main benefit of owning individual properties is controlling your own outcomes - if you enjoy that and want to build the skill and get good at it, buy more properties.

Teaching myself to lean on others and manage the mgmt was a good skill. 

My comprehension skills aren't the best.

If you aren't happy with your agents timeliness/negotiating skills… Keep searching until you find one that is a good fit 

My hubby and I own an organizing business and love what we do; however, we're looking for more...something that can utilize all of our skills (my hubby has an extensive background in construction) and is lucrative.  

The city has turned surprisingly builder friendly, the land is paid for, I will have a large cash reserve to pay for some of the upfront soft costs.  

I was a social worker back in the day so I'm confident about screening folks but worry that I might end up being too soft on problem tenants.

Although when done well, it can be a lot if fun and be profitable, it's not as easy as many people think and requires lots of attention to detail, accounting skills, knowledge of applicable rules and regulations, deal analysis, and at some point the ability to protect your money loaned when someone's dream all of a sudden becomes a nightmare for both parties.

If you're very good and build your skills, work hard, communicate honestly, and bring value to people - you'll be off to a great start.
