I don't think anyone has created a househack book or anything, maybe there is one in the bookstore. 

For us, we don’t do a deal where we don’t think we can walk away with at least a $50k profit after repairs,  it just isn’t worth the time and risk for us.  

Most of the wholesalers and agents I've spoken to seem to think that's just the market we're in but I'm sure other people are successful with finding a gem or two .

I think rent estimator is the harder part.

Think about the costs to add/replace/upgrade the electrical panel?

I wanted to share my to do list in case anyone here with more wisdom than I can help me spot any gaps or things I may not be thinking of from a lack of experience and/or share pointers! 

I think it comes down to if you have an opportunity to role it into another opportunity. 1500 a month is 18000 per year.

I think the Better Life Tribe has been the best bang for my buck as far as paid things go.

Or the tenant can be a PIA, the house will take months to sell, they will have a showing every week and the new owner will think less of them as tenants and be more willing to non-renew.
