Is the rest of this money simply gone?

My advice would be to simply walk into your local bank and ask about obtaining a home mortgage.

I simply go by % of the ARV and the actual cost to buy nailed down as the HUD-1 will show.

Its not wireless but by simply having it plugged into the network, achieves the same.

I imagine that if you hand a business card to a seller that says "real estate wholesaler" than they may become confused or simply not take you as seriously as a cash buyer.

Simply mud jacking will not work because the grout will pull way from the slab as the soil settles.The next question is; how deep is the uncontrolled fill material?

If just one, you're a transactional broker, not a leasing agent, and you can't advise on either side, you simply facilitate the deal, brokers have ethical issues with this in putting someone in an installment contract and not being able to advise and additional liability.If someone puts a chunck down for an option and they can't get financing, say at the end of 2 years due to problems that should have been avoided, the broker becomes an easy target as well as the agent.I like options, the key to doing them successfully is knowing how to get the buyer financed at the end, not just putting them in a house, the deal is not done until title changes hands.

I thought about just pushing this deal to my Real estate agent friend and watch him do it, seeing as this is my first time....Maybe I personally should just focus on the assignment of contract method and find some " high equity homes" to simply assign and push to some High dollar investor...

I have seen other broker take flyers to these tenants for their buildings they are trying to lease up to win over tenants and get them to move.

SO and I will discuss and decide next steps (if any) w/in the next few days.
