Start getting the curb appeal way up so people start talking about that cute (or clean, or sharp) place.Screen, screen, screen your tenants, require income to be 3x or 4x rent.  

They make screens you can put over or in the drain to catch stuff. 

If you are a busy person suggest you hire a realtor to help you choose and screen applicants. 

so far so good I have 2 duplex 1 is fully occupied both tenants have paid for May and are up to date my second is empty going through the screening process I don't feel that the covid 19 has affected me I'm just very strict in my process. by the way I'm in Albany NY

., I have a friend that essentially monitors is small team of employees on the screen, I think for many hours of the day.  

Kind of crappy that the screening didn't show monthly payments, or even state exactly what the installment obligations are. 

Screen thoroughly and don't make exceptions.

I agree that you should absolutely pre-screen every tenant before showing them the unit, but you need to be able to do that with as little work as possible to the prospective tenant.

I like a screening company that the applicant can directly pay, like RentPerfect for example.

The initial application is free and they pay for the credit/background screenings once they view the home.
