There's an owners title policy that insurers you own the property and there's a lenders policy that insures lender is in first position. 

It is not your responsibility, tenants should carry renters policy for their own personal belongings.

Also, from my experience larger banks, such as Wells Fargo, have a much stricter lending policy than smaller banks or credit unions, such as UICCU.

@Arif Sealey I haven't used them, but one of the reasons I've considered it is you don't have to have a vacant dwelling insurance policy if it is rented out, which can save some serious insurance premiums if you think you might have to sit on it for a few months.
