This property has been well maintained and had a new roof put on four years ago.The biggest repairs I see are possible electrical update in one building and some Decks that need replacing on the outside.I see value ad because of the low rents and could possibly add covered parking or storage to increase the NOI.

Look at your eaves and the condition of the roof in that area.

However, if the roof is less than 10-15 years old and everything else has been upgraded in the 70s or after I would think you could find a good traditional policy.

The roof costs what it costs to be replaced and when it does, the roof does not know nor does it care how much rent is on the house.

It has a new water heater, furnace, roof, and electrical wiring.
