It is apparently quite easy for unethical syndicators to "manipulate" reported results (for a given period of time) to make it appear as if they have had nothing but success (Bernie Maddoff).  

I am looking to buy a SFR and want help from a Property Management Company to manage it.

As you have no records or reports of issues, there was nothing to initial on the top line.

When the 2nd plumber came out (with the same company), he said the cartridge was not seated due to there being some calcium that needed to be scrapped off and no new valve was needed. 

Anyone have any insight on companies/individuals who rent properties for this purpose?

One way we do that is by pulling your credit report (but only after you’ve filled out our full loan application and agreed to our conditional terms).

I agree with @Trenton Lukenbill that maybe it's time to start thinking about the next property management company.
