If I had to rely on separate groups or individuals for all of these pieces, the model would never work.

Relying on estimated data in regards to YOUR financing is not a good idea.

Once you start to show success, can support yourself without relying upon savings, and love what you are doing, step away from whatever education or job you are disillusioned with. 

While an analysis of mean and average market rent by unit type is a component of our weighting, our overall determination is not entirely scientific and relies on local knowledge and experience. 

There's a lot that goes into safe work that the newbie just doesn't know so getting it to work and being safe can often be two very different things.Also, don't ever rely on electrical advice from anyone at the big box stores, unless they're a legit electrician.

Having never relied on cash flow my preference is pay-down.Some people even go negative and if things go south give it back.

I want to start expanding our business by acquiring more properties, but I don't want to rely on just the MLS.
