Has to be reliable, cost reasonable and knowledgeable of Section 8 requirements

Seems the only solution is door knocking, contacting owners directly and inquiring or (pre)foreclosures to find the motivated sellers.

I found a 1998 reference that stated there can be Oral agreements in NY, but that is pretty old to be a reliable source.

To do my job, I need reliable contact information for all of our tenants.

However, life may not be good if within the next 3-5 years interest rate soar up above 6%.So that got me to thinking on whether or not there is any reliable data out there on forecasting future interest rates.  

As far as the open sewer permit application again get a abandonment permit application for the septic and get a price from a reliable firm. 

Agree that the weekends/holidays don't count toward the three days, but my philosophy is the sooner they get them, even with a longer deadline, the more time they have to work a solution and the more serious they take it.

Who knows how reliable they were before, but if they've gotten comfortable living rent free, my guess is you'll have some hurdles with them, and perhaps some demands for repairs.

Can someone help me come up with a mutually beneficial solution for the sellers as well as my situation? 

I find the older properties to be a unique niche as it takes a decent amount of knowledge to develop solutions to some of the issues these older properties bring up.
