The only time I ever lowered a price when a tenant asked me to, was during the 2008 recession and they showed me print-outs of Craigslist ads that showed they could get a similar apartment for less.So, maybe you could put it on the tenant.

If u owe a bank that means u have inflated rents with the inflated costs of the house... if we go into a recession type scenario that means Dear Heavenly Fico want be able to save these credit money investors.

The "great recession" anecdotes are over-played and demonstrate calcification of fear that has poisoned your ability to correctly assess and asset.Your definition of risk is different, but you add risk (and substantial lost opportunity) by burying all of that cash into the ground.Leverage is the great equalizer, and perhaps that is part of the reason the Thurstons and Loveys are so put off by our advocacy of it.

I bought the duplex before the real estate ballooned in 1998, we bought the primary house in 2010 when the prices from the recession were still low for 250k now its valued at 700k on Zillow but realistically we'll get 550-600.

One think I learned while doing some research in CA, is that since the recession and all of the foreclosures, a lot of rules really tightened up regarding lending and there are restrictions on how many loans you can hold, etc.
