I have also used SketchUp in an Instructable I wrote on building deck railings with hog panel fencing.

Parking lots and driveways, lighting, fencing, landscaping, security systems, doors, office equipment, equipment, vehicles, fan or exhaust systems, lifts cranes docks,   Etc.  

Doesn't have to necessarily be commercial vs residential, but more so why Commercial REI was chosen as a vehicle along with the cons you've seen with it.

So either keep doing what you are doing with your online marketing (also attending local REIAs can be effective getting one off management deals) and utilize some other business vehicle in tandem or start connecting and swing for the fence!

As regards the SAFE Act and MH's being included in it, I had read that in some states MH classified as motor vehicles and not residences/real property?

I updated those specific issues, since I'm aware of the local housing laws so that isn't as big of a deal.But the lease doesn't include some key things, which I know the BP authors have recommended (examples: no large vehicles in parking; no storage on lawn or driveway; quiet hours, etc.). 

I use my job as my investment vehicle (sometimes your job can be your biggest asset).
