Usually the tax lien follows the person, not the property, but it may need to be settled to get clear title.

I have not done a full analysis of each rental to see what the deferred maintenance is as I figured that would be after I am in contract with the seller.One item that concerns me is that I am coming up with an actual expense ratio of 55-60% instead of following closer to the 50% rule.

We are very naive and trusting people, so we had major issues with contractors (had to fire the first one) giving us proper estimates and following through on their work in a timely manner, and sticking to budget.

the comps are as follows 1)carpet,tile 2)tile, wood 3)laminate 4)laminate, tile. 

Then follow up in a month and see if their numbers have changed.

Message them and tell them you want to follow them around and help them for 3-6 months for free!

I would go find the money first then the deals will follow.

I follow his podcast and he has been on Bigger Pockets podcast twice I believe but I have yet to call and talk with them.
