This rolls the tax one would have originally paid on the sale into the new property, deferring it until the sale of that property, unless that property is exchanged again.The tax can be quite significant, for example here in California our capital gains tax rate can be 30-40% of the gain (when you add up the federal and state capital gains taxes, depreciation recapture of 25% and the possible health care tax).

Vernon and Effingham, I do home health therapy and have always heard that it's hard to find quality rentals in small towns.I feel like it's a niche market that could be tapped into.
