@Enrique Rodriguez,I'm using my 401k to do both: own rental properties and being a private lender (my 401k acts as a bank lending money to other investors who own).

@Elliot Cash There are many private/commercial lenders who will not limit the amount of mortgages you can take out.  

The IRA is handled and reported in the same fashion, but instead of just focusing on the public exchanges, they can document an IRA investment into shares of privately held stock, crowdfunds, private mortgage notes and the like. 

I've sent you a private message, and when we speak I will be happy to share with you the much higher success rates for the deals we fund for those using those tools compared with the deals we fund for those who have not.

How do I find hard money or private lenders in my area?

Louis style, Cherokee St and the few blocks either side of it have seen a lot of investment, but one of the worst areas is just south of there.
