Consumers and businesses are all looking for places to store their capital to not have it eroded by inflation so real estate has historically been a good place for capital preservation which may keep the market propped up more than many expect. - Many of my borrowers/investor clients have chosen to pull out of the market and are now waiting for a drop.

Rehabbing or Flipping homes successfully takes some time to really perfect and nail down your systems.

I would be happy to pay 4% with no down payment, versus 2.66% with 10% or 20% down; from a Cash preservation standpoint.e. 

(At least during the first few years)I think you hit the nail on the head as I'm eager to get my first deal underway. 

I hope to get it stabilized over the months coming, find some efficiencies and really nail down the numbers.As for property mgmt, I am using Berkshire Hathaway Home Services.  

The job starts way before we show up at the property to bang nails , there is permitting , scheduling , material ordering , etc .
