So, some do blast out offers at once but given the competitive market, the resistance from agents to entertain such offers, and the fact that owner occupy buyers don't mind paying market value or a premium, the MLS is a tough road.Inspection contingency will weaken your offer when you are competing against offers with no contingencies, all cash, 21 day close, and big EMD.

Things are pushing towards White Center gradually over the 9 yrs I've lived here.We are willing to pay the premium for these areas which may be more consistent and stable in appreciation than the Burien and White Center type places....

At the 80% LTV on a new loan, you will not go FHA, you will get a conventional loan with no mortgage insurance premium.
