I don't follow the short term rental trends, but long term rentals are easy to get up and running with a good return. 

I'm buying property / rentals to make money & build long term wealth via tenants paying my mortgage for me and gain the equity.

As long as you can manage the short term, you will succeed in the long term.

Holding now for long term with $500+ monthly cash flow.

We do all our own construction financing in house, but would like to explore the long term financing opportunities.

If it doesn’t meet that criteria, it would just be treated as an early termination request, with whatever penalty is in the lease, and both would have to agree or remain responsible through lease term.
