My long term goal is an extensive rental portfolio.

Having worked with many CA investors, most of my recommendations vary drastically based upon what their portfolio and goals are.

Have any properties under your portfolio yet?   

Otherwise I feel a well balanced portfolio has both.

I have a portfolio of properties on JAX.

I have 3 properties in my portfolio and come across many amazing deals everyday given I work full time as a wholesaler.

But I was just discussing with @Brendan Lawrence just last week, that now with a certain amount of wealth, maybe it is time to shift towards taking on some more risk in the portfolio after getting over a hump of a getting to a net worth with a certain comfort level. 

Try to pay off the student loan ASAP.... and probably buy a couple single properties to slowly build up our portfolio.

Some swear by them and others (like me) say build up your  portfolio of properties as inexpensively as possible and once you hit 10 or so (because you can't use conventional financing anymore) go to an LLC.
