In my market I know what the value of a property is and I know the type of buyer I am competing with, since I target triplexes this is primarily other investors and the occasional owner occupied buyers looking to lower their mortgage payments.

So while we can't compete with the appreciation of any of the coasts we have GREAT cash flowing properties that allow investors who don't have a boatload of cash to still make great returns on an amount that would be a downpayment for a house with 3-4% returns in California.

While discussing this with this other investor he mentioned that when looking to flip properties you should really stay away from the 50K - 150K properties as this is where the buy and hold investors are looking to buy, and a flipper cannot compete with the prices that a buy and hold investor can offer.
