My GC's have been ok, but they know they are getting paid no matter what happens with the rest of the deal, and I like the idea of sharing that risk and responsibility with the person doing the work.

Hello, does anyone have an example move-out form I can see for tenants to sign confirming that they have taken all their property and the place is in good condition (minus wear and tear).

It seems like a touristic place, is it profitable for STR? 

I'm eager to absorb any advice, insights, or experiences you all are willing to share.

My fear now is that by posting it on Airbnb I put it out for the world and I believe technically it can’t be rented separately but zoning said they would just tell her I have a permit pulled or it was just people who are renting my other place on the same lot so basically really no way to prove it.I was thinking instead of a kitchen is just rent it out 3-4 months a year with an outdoor flattop grill on the patio a nice seating area and maybe an outdoor sink.

Any commercial retail investors here that want to share any things to watch for? 

Buying another primary residence, rent our your current home, and then find a place with a walk-out basement where you can rent that to someone else so that you can save more for your next investment.
