I've never seen one offered as a package with both units together, nor a string of these constructed and offered for rent rather than for sale.

Expenses tend to be inflated on tax returns and under reported in the marketing package.  

People are dumb and no matter what you say, you will always find people with food in their units.

I have never seen a software package that does everything you want.

I'm willing to cover the food and drinks.

The manager could have maybe done a better job during the inspection and looked for any evidence of pets - food bowls, feces, beds, toys, etc. but maybe the tenants were thorough in hiding all that.

(Also, Serrano's across the street has solid food and beer for after Haha.)
