The benefit I see in ducted minisplits is they can use just one thermostat instead of a separate one in each duct. 

If you could do this and the multifamily property can stand on it's own, you might have enough equity free to get that one done too, depending on the financing possibilities available and how flexible you can be with terms. 

Many investors stick with traditional financing methods without realizing the impact of fees, slow approval times, or rigid terms that may not suit their investment strategy.

Tenants are great and on time with rent payments.

Each time I try and run my numbers for a cash-out refinance, the numbers don't make sense. 

Maybe somebody will reply in a little bit that has one.

I didn't see a Biggerpockets book on commercial properties (maybe there is one that I didn't find) and I don't know which book to buy or which author to trust on Amazon.

It'll give you time to save up...the more money you have, the more options you give yourself.
