Even when I price a unit well, I find that the people who come see it seem genuinely interested and then just slowly disappear and I never hear back after the first followup.The strategies I've started using are:-scheduling open-house style showings during a specific window of time so I don't have to make 8 separate appointments-sending reminders to each person who expressed interest before a showing (even if they weren't sure they could make it)-follow up with tenants that I really liked or who expressed the most interestI'm interested to hear from others on the forum what kind of tips and tricks you have to get tenants to seal the deal.

Ryan - I would say  yes to the main question ...its  best to  start with using  hypothetical scenario  that is likely higher than you plan to use  ...ask the lender to  use these figures...provide them with all the  data they  request  ...ask them to fully underwrite and  approve the  file  ( versus just  providing a  " pre qualification "  opinion  based off a loan officer  reviewing the data ) ...getting a firm / formal  loan approval commitment  is free and  this should allow you to know  exacatly where you stand

For example, weekly tips like paying your child up to X dollars per year for job site work (ie: post construction cleaning) before they will get taxed on that income, which ultimately helps you, the business owner, by reducing your taxable earnings.Thanks!
