@Leah N.We stay away from Northside and Arlington.Trulia has a crime map that's super helpful especially for out-of-state investors.Plug in any address anyone is trying to sell to you and take a look at the color coded heat maps.If you see mostly dark blue,run.That means vacancies and turnover.That WILL eat whatever pro-forma CoC they project for you.Arlington is mostly dark.Multifamily is available in the historic neighborhoods and the beaches.Multis is all we buy.If you don't mind buying houses built in the 1930s-1950s,you will see duplexes and quads in Jacksonville that beat returns on any "turnkey" SFR with much less vacancy risk.You just need to know what you're doing.I've lived and invested in Jacksonville for 10 years.

Makes sense that they want a safe place to park the money and if they have a million bucks why not buy a blue chip multi as long as they are okay with like 3-5% return on the money.

DTI will not be affected by my Visio loans because they are asset-based loans in LLC name.Then, I want to head to Gulf Shores, AL (or Blue Ridge, GA) because there seems to be less competition in the conforming loan range...will take advantage of 10% down 2nd home loan w/ conventional lender.

i use to live in ocean shores so went through tacoma pretty frequently, my opinion is you would have high vacancy rates, but maybe being near the uni you might get parents and students visiting ect ect... i would look on airbnb,vrbo and homeaway and see what listings look like in the area in terms of totals reviews and calendars, also consider buying a couple zipcode analysis from airdna.co
