As a habit, I always did a public record search, takes about 10 minutes, to check for mtgs/liens before making an offer.

I won't go into the details of every issue but I am sure we have gone above and beyond and have taken care of even the most minor issue(or non issue) in a timely manner. 

What you are looking for is a non recourse loan, however don't expect 10% down payment and 75% ARV.
