Maybe there's also a way for you to add services to the business, so that you can generate money all year (think snow removal, ect).

I would offer the services of running the Calander and guest, while the partner would be in charge of Maintenace/repairs as needed to the house.

Be sure to train your staff to tell all callers that you CANNOT schedule a showing for them, showings can only be scheduled online.Secondly, be sure to setup the showing confirmations with auto-cancellation for non-confirmations.

Find it yourself self you will learn more advice go to local Investor clubs, and you will find people with all these answers some will sell you a service and some will tell you their experience.You will end up with good relations and the information. 

But they will have to explain the services at least you learn.
