Companies like Zillow, Trulia, Redfin, etc.They've also attempted to broaden their services with recent introductions on things like Zestimates (essentially an online assessment of value) - and again, they are notoriously wrong in many cases.Realistically though, real estate is really local.

A small 5,000 sf retail center with 3 to 5 tenants takes a lot more management than a 50,000 sf bulk warehouse / industrial center with one or two tenants.But if you don't want the late night or weekend calls to resolve issues, or you are not knowledgeable, AND especially if the investment property is out-of-your local area, then I would recommend using a local property manager.

i know of only one "group" in tucson but they meet friday nights...and dh works nights so i am not sure where to go from there. didn't seem to be many (if any) people investing in tucson from this forum.

I have been informed by a tenant that the ceiling was dripping water last night (after a long rain) so i suspect that I have a roof leak.
